The Circus is in Town

For about 2 years now and surprisingly after every downturn, I get asked the question from past, current and life customers what do I think of the market and if it is a good time to buy or sell real estate…
As always my answer usually is the same… It is always a good time to buy or sell real estate… No matter the conditions of the market… But I will get into more details about this on a different post…

What I also tell them, is to be conscious of the surge of new agents or individuals without license stating their realtors… As a real estate broker, I am an advocate for people to get into the real estate industry… But what I am not a fan of…  is what I call the “Circus Agents”. The individuals who only get into real estate when the markets appear to be great and/or hot. Reason being, these individuals, usually do not care for their customers/clients.  Just for their pockets and hope for big commissions, and are here today but gone tomorrow as soon as the market slows down…

As you might have noticed, we are in one of these cycles… You might not be surprised that everyone is now a realtor.  You see TV stars, new gurus and everyone above and below now talking about real estate.  But where were they at around 2007-2014?

Usually these our times, where buyer and seller, need to be extra careful who they do business with and who do they let handle their real estate transaction…  Please know this advice is not only for buyer and seller.  This should be a concern to license agents as well.  Especially if you are new in the business.  As usual when the “Circus Agents” are in town, more errors and omissions, ethics and fraud increases…

I would like to point to a post under FirmRE.biz “That’s unethical! But is it?”.  Here you can read about, some of the most common issues the “Circus Agents” create… In brief, I would like to point out to some of the ones you should be paying very close attention to;

  • Offers not being submitted to sellers.
  • On a lease transaction, agents not calculating the correct advanced deposits.
  • No pictures in the MLS for a listing you just signed an agreement for or getting the marketing you were sold on.
